Carbon offsets Direct reductions in GHG emissions that can be purchased to 'offset' property emissions. Carbon offsets are purchased in units of tonnes of CO2 equivalent and are not related to electricity purchased or consumed at a property.

Direct Energy The amount of natural gas, gasoline and diesel consumed primarily for space heating. This metric is calculated in accordance with the GHG Protocol and reported in GWh equivalent.
Direct Scope 1 GHG Emissions The amount of greenhouse gas emissions generated from direct emissions through the combustion of natural gas, gasoline and diesel. This metric is calculated in accordance with the GHG Protocol and reported in tonnes of carbon dioxide equivalent (tCO2e).

ENERGY STAR buildings The number of ENERGY STAR labelled buildings in the United States and, as of 2015 the number of buildings in Canada, that have a reported ENERGY STAR score of 75 or higher by the year-end. As of 2015, the number of buildings is based on the achieved score by the end of the year, and no longer a five year rolling period. This metric includes all ENERGY STAR labelled buildings owned by Bentall Kennedy clients. Previous years' data have not been restated to reflect the new definition.

Indirect Energy The amount of purchased electricity, steam and chilled water consumed. This metric is calculated in accordance with the GHG Protocol and reported in GWh equivalent. Indirect Energy does not include energy from submetered tenant consumption.
Indirect Scope 2 GHG Emissions The amount of greenhouse gas emissions generated from indirect emissions through purchased electricity, steam and chilled water. Emissions from submetered tenant consumption are not included in this metric. This metric is calculated on a gross and net basis and reported in tonnes of carbon dioxide equivalent (tCO2e).
Indirect Scope 3 GHG Emissions The amount of greenhouse gas emissions generated from indirect scope 3 emissions related to the consumption of water and generation of waste. Scope 3 emissions also includes emissions outside of Bentall Kennedy's operational control (e.g. tenant sub-metered electricity). This metric is reported in tonnes of carbon dioxide equivalent (tCO2e).

LEED certified buildings The number of LEED certified buildings in Canada and the United States. LEED certified buildings include: LEED EB: O&M certifications (valid for 5 years), LEED NC (no expiry); LEED CS (no expiry) and LEED ND (no expiry). This metric includes all LEED certified buildings owned by Bentall Kennedy clients.

Actual GHG emissions The current year actual GHG emissions data is calculated in accordance with the Greenhouse Gas Protocol using the Operational Control approach and the location-bsaed method that reflects the average emissions intensity of grids on which the energy consumption occurs. The data does not account for RECs, Offsets, or the impacts of normalization. The prior year data has been adjusted to reflect any acquisitions, dispositions, completed new developments and changes in emission factors in 2015. 
Normalized GHG emissions  The current year normalized GHG emissions data is calculated using the market-based method that reflects the purchase of renewable energy credits and reflects the emissions from electricity that Bentall Kennedy has chosen to purchase through contractual instruments (e.g. renewable energy certificates). The normalized GHG emissions also accounts for offsets and includes any newly developed buildings but does not include buildings that have been acquired or disposed of in the past 5 years. Data for historical years is adjusted to reflect 2015 weather, occupancy, exceptional tenant loads and emissions factors.
