Our approach to RPI is not only comprehensive; it is adaptable to the objectives of individual client portfolios. Our focus on RPI is carried out by dedicated senior staff and supported by a corporate culture of conservation and sustainability. [4.8]

We have a deep and ongoing commitment to corporate responsibility in all aspects of our day-to-day business operations and corporate activities. We are proactive, taking a precautionary approach where the potential for adverse environmental or social impacts is unclear.

Our sustainability framework recognizes that our business activities have environmental and social implications and requires that we mitigate these through practices aligned with corporate social responsibility (CSR) and responsible property investing (RPI) principles. [4.11]

aligning our CR strategy with our investment strategy

Our clients value our efforts in CR. For separate account clients, investment strategies are tailored to clients’ needs and investment objectives. Within our pooled funds, although there might be variances in the details of implementing CR, we strive to deliver stable, competitive, low-risk returns on diversified portfolios of income-producing real estate.

external commitments

Our sustainability framework includes commitments to and participation in international organizations and reporting initiatives.

We are a signatory to the United Nations Principles of Responsible Investment (UN PRI), and annually report on our initiatives to meet the six Principles of Responsible Investment. We became a signatory in 2008 and 2009 under our predecessor companies, respectively Kennedy Associates and Bentall LP. UN PRI is a voluntary initiative, and a combination of senior sustainability personnel and executive management are involved in the governance of the initiative internally. Bentall Kennedy's 2016 Transparency Report, which provides the organization's response to PRI during the 2015-2016 reporting cycle is available here.The PRI assessment methodology outlining the breakdown of indicators as well as the scoring criteria is found here.

We are also a member of the UN Environment Programme Finance Initiative (UNEP FI) and we collaborate with the UNEP FI Property Working Group and the RPI Center at Harvard University. Through these affiliations, we continue to integrate environmental, social and governance (ESG) commitments into every aspect of our real estate investment and management activities.

Built in 2009, the design and construction of 1900 16th Street was premised on sustainability and energy efficiency.  Using best-in-class cladding, window glazing and other structural products helped the building to acheive LEED Core & Shell (CS) Gold certification upon completion.
